Considering a Home Addition? Ask Yourself These 3 Questions First

Investing in an addition or building another level to your home is a huge undertaking, and while removing your roof to add extra space may sound extreme, homeowners have many reasons to go this route. Whether your family has expanded and you need more space or you want to stay in your neighbourhood but your current home feels too crammed, an addition could be your best choice. If you have a huge yard, you may choose to add a ground floor extension that makes your home longer rather than taller.

Whatever you choose, consider answers to these questions before you commit to a second story or addition:

1. What is the scope?

Before you get started on your addition, determine the full scope of the project. Account for exterior finishes like siding, windows and roofing, as well as interior extras like a bathroom or hardwood floors. You’ll also want to check with your local government zoning office to find out if you’re permitted to add an extension or second story as some codes limit the height of a structure.

Also take the time to find a quality contractor. Make sure they have relevant experience and proper certification in remodeling and construction. A good contractor will take the time to discuss the project with you in detail and understand your project goals. They should be upfront about pricing and not surprise you with any hidden costs.

2. What is the budget?

If you’re looking to add on several rooms to your home but have a tight budget, building upward may be your best option. It won’t involve any foundation work, which can be the most expensive part of a remodeling project. Just note that you’ll need to have the foundation inspected to make sure it can hold the extra weight.

You also may be able to save on roof construction by using a crane to lift your current roof off in one or two sections and reinstalling it on your new second story. Also remember you don’t need to complete the interior work all at once. Once the second story is put in, you can finish off the new space room by room as your budget allows.

Adding a second story offers a considerable return on investment. In desirable older neighborhoods, houses that double in size can often double or triple in value.

3. How will it match the current home design?

The last thing you want is for your new second story or addition to stick out like a sore thumb. Use siding to match or blend the extension with the original structure. With so many siding materials and colors available, you’ll be able to create a seamless look. Window size, shape and placement should also coordinate with existing windows so openings line up or form aesthetically pleasing patterns from the top to bottom or across the home.

Investing in an addition or extension is a great option for anyone who wants to stay in their neighborhood and current home but needs more space!
